They Fell in Love…

And Then They Bought It

My sister and I were working with a lovely newly wedded couple to find them a home. We looked at homes in Saint Paul. We looked in Minneapolis. We looked along the river front. And then this home came on the market. Initially, the only photo on the MLS was of the front exterior. I told them it was either ugly and dated inside or the listing agents were planning professional photos to be taken.  It turned out they were having professional photos taken of the interiors.

We went to see it right away. The couple knew they had found something special that first time through. My sister and I have worked with many buyers who have walked into homes and known immediately it was the home for them.

The home had been owned by the sellers for over forty years. The prior owners had also lived in this home for decades. Both of the previous owners had been newly wedded couples when they first moved in to this home. This is what I call great predecessor history. It bodes well for this couple’s future happiness.

The next day we went back with an architect to get some ideas and cost information for remodeling the kitchen. The architect confirmed they had great space to work with.

They made their offer, and after some pretty painless negotiation, the contract was signed and delivered. They secured an amazing 2.75% mortgage rate. The closing took place at the end of July. They love their new home.

I can’t wait to see their new kitchen!

Weekly Photo Challenge: Arranged

Mesic Oak Forest
Minnetonka, Minnesota

This mesic oak forest exists today but may not be around for long. The current plan is to build four new homes here. One of the reasons I love photography is that is documents what is and what used to be. Once the homes are built, this will be a record of the beauty that once was.

The city of Minnetonka classifies this as a mesic oak forest within the Minnesota Land Cover Classification System. A mesic oak forest consists of a variety of oak trees in a moderately moist environment. On this site, there are oak trees ranging in size from less than 8-inch diameter to 48-inch diameter. These two lots also include large ash, ironwood, and cherry trees. The bucolic land around us continues to be developed.

This week’s photo challenge is the theme of “arranged”. I always find nature’s arrangements photo worthy.

Financial Assistance to Edina Home Buyers

Making Edina More Affordable

The Edina Housing Foundation (EHF) is a non-profit corporation that provides financial assistance, up to $60,000, to Edina home buyers. This below market rate housing program has been in place for over 20 years and can possibly lower your total housing payments due to the lower interest rate on the loan assistance. The program is geared toward anyone who wants to live in Edina and is not just for first-time buyers. Here’s a short overview of the program:

  • The program is known as Come Home 2 Edina 2nd Mortgage Program.
  • The term of the loan is identical to the term of the first mortgage.
  • The rate of the loan is the lesser of 5% simple interest or the first mortgage loan interest rate minus 1%.
  • There are two payment options: monthly payments or deferral of all payments until sale, refinance or maturity of loan.
  • The subordinate loan is assumable with the approval of the Edina
    Housing Foundation.
  • The purchase price cannot be more than $325,000.
  • The borrower shall pay not less than $1,000 towards down payment, closing costs and/or prepaid expenses.
  • There are assets and income eligibility requirements.
